  • The process of buying and selling a property can be stressful and difficult at the best of times, and we often find an area that is often overlooked is the drainage system.
  • Pre-purchase property inspections do not usually cover drainage systems, so it’s a gamble as to whether any issues are picked up, which may prove very costly if a problem is missed.
  • Standard homebuyers surveys therefore provide a very basic overview of a drainage system – and will not go as far as checking if the system is functioning properly. This can also have repercussions on home insurance down the line if issues are not initially discovered. The only way to be sure is to have the system fully inspected by professionals who can see problems before they become issues and can resolve them before they cost more money and become serious.
  • Due to the Environment Agency’s 2020 legislation changes, it is no longer possible to replace a septic tank and drainage field like-for-like, so now a treatment plant must be installed, which although is much better for the environment (as raw sewage is filtered before being terminated into the ground, it does cost more to install, so finding out the status of the drainage system is crucial, especially when either selling or buying the property to avoid issues and costs later.

  • An engineer’s report of all findings, including recommendations for any remedial works required

  • If the system is found to be compliant, we can issue a ‘Compliance Certificate’ giving a summary of our findings and evidence of compliance.
